Shall we manage it ourselves or leave to the professionals?

The goal of Facility Management (FM) is the effective management of all services and establishment that ensure the continuous operation of the property, as well as the comfort and safety of its tenants and visitors. The procedure for interaction with an FM company is very simple: non-core business processes for owners of buildings (premises) are outsourced. Depending on the type of the main activity of the customer, they may vary, but among the main ones, the following can be distinguished: ⠀

• maintenance of all engineering communications and life support systems of the building in good condition and prevention of emergencies;

• maintaining cleanliness in common areas, in occupied premises and in the adjacent territory;

• provision of energy resources and their efficient use;

• security and safety;

• organization of infrastructure services⠀ ⠀

At the same time, the features of FM at each of the facilities are often determined by the existing engineering component: the state of repair of the premises, the type of facade and floor coverings, the mode of operation, and many other factors.

In today's unstable economic situation, property owners are trying to cut costs, including building maintenance. Some try to cope with this task on their own, but most owners and developers sooner or later must come to the understanding that outsourcing in matters of property management allows for much better operation, and at the same time saves as much as possible. Therefore, more and more often professional FM companies are involved in the management of facilities: specialists in this field are able to minimize such expenses as much as possible. ⠀

At the same time, despite the fact that the FM industry has already established itself in our market and is proving its viability, some owners of shopping, business centers, multifunctional and logistics complexes are still not ready to attract contractors for professional integrated management of commercial real estate. Owners of real estate prefer to manage independently, stuffing their own bumps, inflating the staff, attracting individual specialists. Often, this approach leads not only to low-quality operation of facilities, but also to losses, mainly for the business owner. Quite often, this practice does not end very well: the lack of experience, knowledge and competence affects.

But the time will come when not only owners of commercial premises, but also homeowners will turn to the services of FM operators.

Why FM operator?

Because an FM operator is a professional in the industry of operation of commercial facilities, its specialization is initially tempered in competitive market conditions, which means that such a company has great experience and opportunities - first of all, to save the client's operating budget without compromising the quality of services.

Because:

1. It's cheaper. Optimization of operating costs and additional indirect savings (up to 25-35%).

2. It's safer. Fewer orders and comments from audit inspectors and compensation for damage in case of accidents.

3. It's more convenient. The FM operator will more effectively replace not only the facility owner's own operational division, but also its other diversified contractors (repairs, capital construction).

Each owner of the facility, as a rule, goes through the management of the object on his own, and through outsourcing, and chooses the most suitable option for himself. The practice is such that, having turned to a professional FM operator, few people then return to the independent maintenance of the facility. Some companies, having tried themselves in management and realizing that it is effective to do this only with large volumes of serviced areas and a significant staff, “grow” their company.
