Lead generation in Meta for investment real estate in Montenegro

Hello everyone! In this article, we’ll share our experience with lead generation for ready-made real estate properties in Montenegro. The properties for lead generation came in different formats: from houses positioned as turnkey businesses (already operating for several years with proven profitability) to land plots in top tourist locations, suitable for investment projects such as hotel construction.

In terms of language, we initially started with Russian and later added English and Serbian. As for geography, it didn’t matter much to the client, but in most cases, we targeted neighboring countries and the EU region.

During the process, we tested several approaches. We launched creatives focused on specific properties (with visuals and screenshots from Booking.com to show the offer clearly), as well as broader campaigns highlighting investment opportunities in Montenegro. For visuals, we tested both static creatives and videos.

We received strong results and quality leads from both formats. The main difference in lead quality came from the funnel setup. We used lead forms, quizzes, and direct WhatsApp messages via a landing page.

We also used several types of landing pages.
In lead forms, before the actual contact form, we asked a few qualifying questions so that managers would already have some background information about the lead.

And when directing leads to WhatsApp, we used a bridge landing page.
This was necessary to ensure that conversions in the ad manager were tracked correctly and we could see from which specific ad each lead came.
